Condition Rating 1 (Green) means the inspected element is in satisfactory condition and requires no current work.  

Condition Rating 2 (Amber) identifies minor defects, wear and tear, or maintenance issues. 

Condition Rating 3 (Red) marks urgent serious defects or hazards needing immediate repair or investigation.                                                                                                                                                                                 

You can then use the evidence within the report to ask the seller to fix the faults before completion, or renegotiate the purchase price.
